Occupation Permits
The Occupation Permit (OP) is a combined work and residence permit that allows a non-national to reside and work in Mauritius. A non-citizen can apply for an OP under any of the following 3 categories:​
1) Investor​
2) Professionals​
3) Self Employed

  9. Zero Corporate Tax

The Property Development Scheme (PDS), which has replaced the Integrated Resort Scheme (IRS) and Real Estate Scheme (RES), provides the following: 

  • the development of luxurious residential units on freehold land of an extent of at least 0.4220 hectare (1 arpent) but not exceeding 21.105 hectares (50 arpents); 
  • The development of at least six (6) residential properties of high standing; 
  • high quality public spaces that helps promote social interaction and a sense of community; 
  • high-class leisure, commercial amenities and facilities intended to enhance the residential units; 
  • day-to-day management services to residents including security, maintenance, gardening, solid waste disposal and household services; and 
  • social contribution in terms of social amenities, community development and other facilities for the benefit of the community. 

A non-citizen is eligible for a residence permit upon the purchase of a villa under the PDS scheme when he has invested more than USD 500,000 or its equivalent in any freely convertible foreign currency.

Real Estate – Acquisition of Property by Non-Citizen in Mauritius 

Investing in the real estate sector in Mauritius is now possible for non-citizens. The Non- Citizen (Property) Restriction Act has been amended since December 2016 and the Government has also introduced several schemes, namely the Property Development Scheme (“PDS”) and the Smart City Scheme, which allows Non-citizens to purchase immovable property in Mauritius.
Therefore, non-citizens can now acquire the following immovable properties in Mauritius with
prior approval from the Board of Investments:​

a. A residential unit developed under the PDS scheme​
b. A residential unit developed in a smart city​
c. An apartment located in a building of at least two floors above ground floor
d. Such property can be purchased either under the buyer own name or through one of the
following vehicles:​

  1. Company​
  2. Société​
  3. Trust​
  4. Limited Partnership​
  5. Foundation
